How to use these numbers

State averages are a starting point. Property tax depends on your county and city, local exemptions, and how your home is assessed. In many states the bill resets to the purchase price when a home sells, so the seller's current bill can understate yours. Homeowners insurance depends on the home's age, construction, location and coverage, and premiums have generally risen since the latest data. Get an insurance quote and check the county's tax estimate before you commit to a price.

In any of our calculators with a property tax field, choose your state under "Your state" to fill in these averages, then adjust them once you have real quotes.

Methodology and sources

  • Property tax rate: median real estate taxes paid ÷ median home value for owner-occupied homes, U.S. Census Bureau, American Community Survey 2024 (1-year), tables B25103 and B25077.
  • Homeowners insurance: average HO-3 premium, NAIC Homeowners Insurance Report, data year 2023, the most recent available.
  • Typical home: Zillow Home Value Index (ZHVI), September 2026.
  • Income needed: from our study of income needed to buy a home in every state (10% down, 7.32% rate, 28% of income).
